Curb Appeal
Begin with the exterior of your house, also called your curb appeal. Take a fresh look at the outside of your house from a street perspective. What do you notice first? What great features seem waiting to be noticed?
Knowing this assists us in deciding what plan of action we can use to draw buyers from the street and into your home. If your home isn't attractive on the outside with retouched paint and colorful garden plants it's time to get those things done. Refer to the Curb Appeal Checklist and increase your house's final selling price.

"Welcome to your new home!"
Does your home seem to say, "This is Your Next House" to a buyer? Looking through your home with a critical eye, I'll advise you of adjustments that improve sales appeal.
I'll suggest that you get rid of anything that gives the appearance of clutter. Table and counter tops should be neatly arranged. Arts and crafts, sentimental items, family photos, and refrigerator works of art should get stored away too. You need to remove the personal details from the home so buyers can envision it as their new house.
Every area gets a once-over. Enhancements that directly impact your bottom line include easy-to-fix items like pieces of furniture that should be removed, rooms that need new paint, carpet that needs to be replaced, fixtures that need replacing, and windows that need cleaning.
With me by your side, you'll know that your house is neutral and that it's comfortable, staying away from "loud" or "too-bright" hues on the walls and furniture. And if you've already moved out, you can think about renting furniture. The goal is for your home to look ready to live in as opposed to abandoned.

Setting the Stage
You'll know when for the Open House, because everything comes together to create a picture of what buyers can look forward to after they close on your house.
Brightening up your interior is critical, so we'll do things like draw back curtains and change light bulbs where needed to invite the buyer inside. Together we'll enhance the ambiance with enjoyable music to listen to while guests enjoy your home and ensure a pleasing fragrance circulates throughout your house. We'll make use of cozy-looking bedspreads, and place pillows on your couch and bedding. Buyers should feel like your current home has the potential to be. |
